Our Home Inspection Equipment
We have a long list of industry technology on-hand. The following tools are used whenever needed and provide highly accurate results.
Thermal Imaging Camera
This innovative device showcases areas in your home that suffer from heat discrepancy, moisture intrusion, hidden leaks, and missing insulation. Early detection of problems as described above could prevent minor issues from becoming a major hassle. This add-on service is available upon request.
Aerial Drone Photography
When it’s not possible to walk the roof, we utilize aerial drone photography. Our inspector is an FAA Certified Commercial UAS Remote Pilot. He can fly the drone directly over your roof to get an up-close look at its current condition.
Remote Limited Space Crawler
We use this technology inside of crawlspaces to get a clear view of the entire area. The space crawler is operated via remote control and can access extremely tiny areas. The footage that this device captures enables us to give you an in-depth report about your crawlspace.
Moisture Meter
Detects and confirms moisture levels in building materials.
Carbon Monoxide Detector
Detects current levels of carbon monoxide. If high levels are found, you’ll want to remedy the problem before moving in.
Gas Leak Detector
Some gas leaks are so tiny that you may not immediately notice them. This detector can root out any existing leaks before they become a huge problem.
Buyer’s Home Inspection
Anyone who is considering purchasing a new home needs to schedule a Buyer’s Home Inspection. After all, this process is much more than just checking off an item on a long list of home-buying tasks, and it could make all the difference when it comes to you being happy with your home ownership experience. Pre-Listing/Seller’s Home Inspection
Getting a Seller’s Home Inspection is a great way to find out how you can make the most of listing your property. We inspect sellers’ homes with the same level of thoroughness and attention-to-detail that has been outlined above in the Buyer’s Home Inspection section. By the time we’re done with this service, you’ll have a firm understanding of what issues need to be addressed for a smoother real estate transaction.
Re-Inspections
Were a lot of issues discovered during your Buyer’s Home Inspection? Don’t leave anything to chance; schedule a re-inspection to check on the work that the seller and contractors have completed in the interim. We will point out any issues that remain unresolved, thereby giving you another chance to get things right before closing on the home.
Commercial Buildings/Property Inspections
We accept a limited number of commercial building inspections. This inspection service is suitable for office space, warehouses, and multi-family dwelling units. All of the critical parts of the building will be inspected, including the electrical, plumbing, and HVAC systems.
New Construction Phase Inspections
Avoid the pitfalls associated with contractor errors by scheduling New Construction Phase Inspections. Our experienced inspector will visit the construction site on three separate occasions to conduct an inspection: pre-drywall, pre-flooring, and pre-final walkthrough. Any issues that are found will be promptly reported so that the construction team can get back on the right track.
New Construction Inspection
This home inspection service gives you the full benefit of our inspector’s nearly 30 years of homebuilding industry experience. This is important because it’s surprisingly rare for a newly constructed home to be in perfect condition. Remember: some construction crews simply make mistakes, while others take purposeful shortcuts to save time and money. Either way, the final result could be a new home that needs more work before it becomes occupied. This inspection is a pre-final walkthrough inspection only.
New Home Warranty Inspection - 30-Day Through 11th Month
Also known as a Builder’s Warranty Inspection, this gives you the opportunity to ensure you don’t miss out on an important warranty claim. In most cases, the builder’s warranty expires after 12 months. To avoid missing this time frame, you can book your first warranty inspection with us at any point during the first 11 months.
Pool Inspections
Buying a home with a swimming pool is always exciting, but what happens if the pool isn’t in as good shape as it appears? The good news is that you don’t need to ask ‘what if?’ when you’ve got LLB Inspection Services on your side. Simply add a Pool Inspection to your Buyer’s Home Inspection to find out if the pool needs any repairs. We will check the pool pump, the deck surface elevation, and much more!
360 Home Tour
We will take a 360-degree photo of each room, as well as exterior front and rear elevations. Please note that the home must be unoccupied in order for us to perform this service.
Aerial Photography with 360 Home Tour
This service includes drone photography of exterior elevations and surroundings as well as a 360-degree photo of each room and exterior front and rear elevations. The home must be unoccupied.
Mold Inspection
Mold is commonly found in homes, but you don’t want to let the dangerous species linger, causing potential damage to building materials and indoor air quality. We will check the home with industry technology to help determine the type and the levels of mold. You’ll also find out about any leaks or areas of moisture accumulation that provide a breeding ground for future mold.
Radon Testing
No one can smell, taste, or see radon, but if it’s in your new home, it could slowly cause major health problems, including lung cancer, for which it is a leading cause. Nationwide, approximately 7% of all homes have elevated radon levels, and there are up to 22,000 annual lung cancer deaths as a result. Certain areas have a much higher risk, though. This problem has spread into parts of Middle and Northern California, which makes it wise for every buyer and owner to book a radon test. You never know unless you test!

Whole House Sewer Inspections – Much like a sewer scope inspection, our Whole House Sewer Inspections will provide an important visual of the home’s sewer pipes. The view inside these pipes is usually inaccessible, but with this home inspection service, you’ll be able to see everything from the condition of the sink drains to those of the washing machine.
